Entrance Niche
- Flooring: damaged laminate (or possibly real wood — to confirm on site)
- Action: full flooring replacement required in this area only
General Flooring
- Rest of flat: very good condition — no replacement needed except entrance niche
Bathrooms
- Condition: fairly usable — retain or renovate pending client decision
- Same assessment as First Floor — pending client confirmation
Common Areas — Stairwell & Lobby
- Overall condition: fairly good — coat of paint sufficient
Railings — SAFETY HAZARD
CRITICAL: Gaps between iron railings are wide — children can fall through. Railing modification or child-proofing solution required before any handover.
Staircase Risers
- Current finish: white tile — replacement needed (cosmetic only)

Terrace — Fourth Floor
Zone 1 — Retreat Space
- Features: jacuzzi present
- Proposed use: retreat and rejuvenation space
- High landscape integration potential with greenery
Zone 2 — Multi-Function Hall
- Proposed use: open-to-sky area for resident events, parties, gatherings
- Large central structure dividing the two zones — must be removed to connect spaces
Required Works — Both Zones
- New flooring (heat-reflective recommended)

Thermal Insulation — Floor Below Terrace (3rd Floor)
- Issue: heat transfer from terrace making living space below uncomfortable
